Where this comes from
We did not plan to build a PMS. We needed one.
In 2022 I co-founded MONTE Boutique Rentals in the Algarve. In three years we went from €100K to €750K in revenue, with 20+ homes under management.
Every tool we tried made us work its way. The PMS here, a guest app there, spreadsheets for the owners, WhatsApp for the cleaners. Each one charged per listing. None of them knew how we actually work.
So we built our own. In seven months a team of two shipped more than 2,300 changes. Today it runs our business every single day: guests, cleaners, maintenance, owners, money and AI.
I am an operator, not an agency. I also run operations as COO of a sports travel company in Scandinavia, and I co-founded a sports travel business that was partly acquired in 2025. I build systems so a business stops depending on any one person. Including me.

We come to you. Two days with your team, your houses and your numbers. Interviews with the people who do the work. You get a written map of how your business really runs and what your system must do.
02 · Months 1 to 3
Build
We start from our base and shape it to you: your brand, your workflows, your owners, your rules. Your data comes over. You see progress every two weeks and test it with your own bookings.
03 · Month 4
Launch
Your team switches over with us beside them. One full month of support after go-live: we fix, adjust and train until it runs without us.
04 · Month 4
Tell
We record a podcast episode together on how it went: what changed, the numbers before and after, what you would do differently. You also get a written case study to use in your own marketing.
05 · From then on
Own
It is yours. The code in your repository, the data in your database, the server in your name. An optional maintenance plan keeps it safe and supported, and brings you every new feature we build for MONTE, free. Or hand it to your own developer.

Do I still need a channel manager?
Yes. Your system runs operations; a channel manager handles distribution to Airbnb, Booking.com and Vrbo. Nobody small can connect to those directly: both have closed their programmes. Hostaway is connected today. Guesty, Smoobu, Lodgify and others connect through their own APIs during your build, or you can move to a white-label channel manager under your brand. Channel fees go straight to the provider, at cost.
What does “own” mean, exactly?
The database and the server are in your name from day one. The code moves to a repository you own with your twelfth payment. From then on you can take it to any developer. We keep looking after it while you have maintenance.
Is maintenance required?
No. The system is yours, so maintenance is optional. Take our plan, run it with your own developer, or switch later. The plan is monthly with 30 days' notice.
What does maintenance cover?
Monitoring, backups, security updates, support, and a few hours of changes every month (1 to 6, by band). It also includes every new feature we build for MONTE: we offer it to you, you choose whether to add it, and we deploy it at no extra cost. It is flat within a band of properties: you only move up when you cross into the next one. Extra work is €80 an hour, agreed before we start. Server, AI usage and the channel manager are billed to you directly by the providers, at cost.
How does that compare with a rented PMS?
For 30 homes, a rented PMS typically costs €450 to €1,050 a month (Hostaway, Rental Ready list prices, 2026), before add-ons. Your maintenance for 30 homes is €290. A white-label channel manager adds about €1 per home, at cost.
Is this a copy of your system with my logo?
No. Our platform is the starting point, so you do not pay to build what already works. Everything that touches your business is shaped to it in the Listen and Build steps. What does not fit you is removed.
Which countries do you cover?
Portugal is fully covered today: guest registration, certified invoicing, tourist tax. Spain and other markets are welcome; their local rules are part of your build and we agree them before you sign.
You also run a rental company. Will you see my data?
Only to build and support your system, under a data processing agreement and a confidentiality clause. Each client runs on their own server. Nothing is shared between clients or with our own business.
Why only ten?
Because we visit every client and build with them. Ten is what we can do well before summer 2027. When the ten are signed, applications close.
